Introduction
With more than four decades of resort development experience, Vail Resorts is proud
to offer the Mountain Thunder Townhomes. Designed to compliment the two existing
Lodge buildings, this innovative product will complete the successful Mountain Thunder
neighborhood. Mountain Thunder joins other neighborhoods in Beaver Creek, Bachelor
Gulch and Red Sky Ranch as a Signature Community of Vail Resorts.
The Mountain Thunder Town Homes will be one of a kind in Breckenridge. The owners will
enjoy a wooded setting near Main Street with ski-in access and live in a community that
reflects the high standards expected from Vail Resorts.
Overview
A total of 34 townhome-styled condominiums will be offered in six buildings. Each building
will house four to eight residences.
If contract conditions and pre-sale requirements are met by April of 2005,
construction of the community, which includes the Skyway Skiway, will begin in the Summer
of 2005. The first residences and the skiway should be completed by the fall of 2006.
The Mountain Thunder Town Homes are designed for owners who want the look and feel of a
private home, and the conveniences of a mountain lodge.
The innovative product gives every owner their own private front door, back door and garage,
and access to all the amenities that currently exist in the Lodge Buildings.

Skiway/Development Timelines
The much-anticipated Skyway Skiway will be built as part of the Mountain Thunder Town Homes
Development. The Skiway will provide ski-in access to the Mountain Thunder community via 4
O'Clock ski run and a bridge over Ski Hill road.
If ten Mountain Thunder Town Home residences are sold by 04/15/05, and other contract conditions
are met, construction of the development, which includes the Skiway, will begin in the Summer
of 2005. If the pre-sale requirement is not met, the Seller has the option to return any earnest
money and not go forward with construction.
It will take two Summer building seasons to construct the Skiway and bridge. This means completion
will be late Fall of 2006. This will roughly coincide with the completion of the first residences
sold

Homeowner's Association
The Mountain Thunder Lodge Association has been set up to manage the Mountain Thunder community. The
dues will include maintenance of the various common areas which include such things as the walls and
roofs of the buildings, driveways, sidewalks and paths, landscaped areas, pool and hot tub facilities,
exercise rooms, and the owner's lounge.
The Mountain Thunder Lodge Association will collect assessments to pay for maintenance and repair of
the various common elements. In addition, the assessments will include amounts for reserves for periodic
maintenance, repairs and replacement of components of the community. All Unit Owners are members of the
Association and, ultimately will elect a board of directors to direct the affairs of the Association with
respect to budgeting, maintenance, repairs, management and rules and regulations of and for these common
elements.
The assessments cover such things as: trash removal, snow removal, water and sewer service, interior heat
in each residence, central telephone service, basic cable TV, building insurance, and security.
The assessments will not cover: electric service for each residence, long distance phone service, insurance
of the contents of each residence, liability insurance for each residence, and owner property taxes for each
residence.
Breckenridge Mountain Metropolitan District
The Mountain Thunder Town Homes are located within the Breckenridge Mountain Metropolitan District and will
benefit from the services and facilities that the District provides. One of the main purposes of the District
is to provide partial funding for the proposed gondola. Currently the District's mill levy is 20.00
Residence Selection
The initial owners of Mountain Thunder Lodge have the ability to make a selection at Mountain Thunder Town
Homes before the general public. An eligible Lodge owner wishing to purchase at the Town Homes before the
general public must have unmodified purchase documents turned in on January 26th, 2005. Valid
purchase agreements will be accepted on January 27th, 2005.
The available residences will be released for sale on February 3rd, unmodified purchase documents
need to be turned in by 5:00 pm on February 2nd, 2005.
